The final walkthrough is the last opportunity to verify a home’s condition before closing. It is not a social visit. This is a rigorous inspection to ensure agreed-upon repairs were made and no new issues have arisen.

Exterior and Grounds

Start outside. Walk the perimeter to check for changes since the inspection.

  • Roof: Visually check for missing shingles.
  • Gutters: Ensure they are attached and clear.
  • Driveway: Look for new cracks or oil stains.
  • Landscaping: Verify no plants were removed.
  • Drainage: Check that downspouts point away from the foundation.

Systems and Utilities

Test every major system. Do not assume they work because they did last month.

  • HVAC: Turn on heat and AC; check vents for airflow.
  • Plumbing: Flush all toilets; run all faucets.
  • Hot Water: Check for hot water at the furthest tap.
  • Electrical: Test light switches and bringing a phone charger to test outlets.
