Annual HVAC Maintenance Checklist for Homeowners

Neglecting HVAC maintenance reduces efficiency and shortens the system’s lifespan. Small preventative tasks prevent expensive emergency repairs during peak seasons. A consistent maintenance schedule keeps energy bills lower and air quality higher.

Air Filter Management

The simplest task has the biggest impact. Clogged filters restrict airflow, forcing the system to work harder. This leads to overheating and motor failure.

  • Check: Inspect filters monthly.
  • Replace: Change standard filters every 90 days.
  • Pets: Homes with pets may need monthly changes.

Outdoor Unit Clearance

The condenser unit needs breathing room to dissipate heat. Vegetation creates blockages. Keep at least two feet of clearance around the unit. Remove leaves, grass clippings, and debris from the fins. Use a garden hose (not a pressure washer) to gently clean dirt from the coils.

Indoor Vents and Registers

Blocked vents disrupt the pressure balance of the system. Ensure furniture, rugs, and curtains do not cover supply or return vents. Vacuum dust from the grille covers regularly to prevent it from cycling back into the air handler.

Drain Line Inspection

The condensate drain line removes moisture from the air conditioner. Algae and mold can clog this line, causing water damage. Pour a cup of distilled white vinegar down the drain line access point twice a year to kill bacteria and keep the line clear.

Thermostat Check

Verify the thermostat reads temperature accurately. Compare it with a separate room thermometer. Replace batteries annually if the unit is not hardwired. Consider upgrading to a programmable thermostat for better efficiency control.
